Board Starts Using CC&R Door Hangers on Oct. 15

An increased number of homeowners have made comments concerning the deteriorating appearance of many residences in West Hill Estates -- negatively impacting the desirability and property values in our subdivision.

As a result, starting on October 15, 2007, West Hill Estates Homeowners Association (WHEHA) Board members will begin monthly neighborhood drive-arounds looking for conditions that are inconsistent with subdivision Conditions, Covenants and Regulations (CC&R). Instead of first writing a formal CC&R letter, we will try adding another step -- initially informing the homeowner of the situation with a door hanger notice. We hope this simple reminder is all that most homeowners need to remedy an existing condition.

However, if the problem is not corrected or the homeowner fails to respond to the Board within 15 days of the date on the informal door hanger, we will proceed with the formal written CC&R violation procedure currently in effect. That means a homeowner will recieve a formal CC&R letter and be given 30 days to clear the violation. If the problem is not cleared, additional steps will be taken, including a $10 per day per violation fine. CC&Rs are a part of every homeowner's property deed, agreed to when the home was purchased. They are NOT a mere recommendation -- they are enforceable requirements.

The Board asks your cooperation in complying with all CC&Rs and the "Rules Enforcement Policy and Procedures Interpretation, Implementation and Enforcement of WHE Subdivisions' CC&R" duly adopted on Novemer 18, 2003.
